Kenneth Nava and Company was formed in 1988 with the intent to provide a full range of appraisal consulting services to the Bay Area at large.

Kenneth Nava has covered the entire Bay Area appraising a broad range of properties from single-family homes, vacant land, apartments, office, retail, mixed use and light industrial. Assignments have included single and multi property portfolios. My extensive network of broker contacts and years of experience means that there are almost no assignments that cannot be handled.

Since entering into private practice, appraisal assignments have numbered in excess of 2,000 with a total cumulative valuation in excess of $2.5 billion.

Land Valuation
    

This property was appraised for estate planning purposes and consists of a 2.55 acre parcel of commercially zoned land with a residential overlay encumbered by a long-term ground lease. This was the valuation of the underlying land only exclusive of the improvements. 

 

490 Post Street,

San Francisco, CA.

Office Condominium

This was the valuation of the fee simple interest of a 14th floor office condominium within the former Medico Dental Building. The purpose of the appraisal was for loan underwriting for a major SBA lender.

 

1384 Adobe Drive

Pacifica, CA.

Apartment Building

The analysis of the leased fee interest was addressed with this 12-unit apartment building situated on the San Mateo County coast. The purpose of this appraisal was for loan underwriting purposes.

 

2320 Cordelia Road,

Fairfield, CA.

Warehouse

The subject of this appraisal was a concrete tilt-up warehouse building of approximately 117,900 square feet situated in Solano County. The property was leased to a single tenant; the analysis addressed the leased fee interest for estate planning purposes.

 

100 Saratoga Avenue

Santa Clara, CA.

Office Building

The subject of this appraisal was a three-story, Class A office building over sub-terrarium parking containing a gross building area of 14,325 square feet. The property was under lease to three tenants at the time of our analysis with the balance owner occupied. The purpose of this appraisal was for loan underwriting purposes.

San Francisco, CA.

Mixed-use Building

This appraisal addressed the leased fee interest of a three-story, mixed-use building consisting of four residential units and a single commercial space on a residentially zoned parcel of land. The client was a mortgage broker seeking conventional loan financing for his client through a federally regulated banking concern.

Strip Retail Center

This appraisal addressed the leased fee interest of a multi-tenant retail building on a major retail corridor in San Jose. The property comprises a total rentable building area of approximately 12,436 square feet. The purpose of this appraisal was for loan underwriting purposes.

 

3850 Anza Street

San Francisco, CA.

Single Family Home

This was the appraisal of a wood frame single-family home consisting of one main level over parking. The improvements contain approximately 1,900 square feet and are sited on a 2,250 square foot parcel zoned RH2 in the City and County of San Francisco. The purpose of this appraisal was for estate planning purposes.

Full Service Restaurant

This appraisal addressed the fee simple interest of a newly renovated, 4,900 square foot full service restaurant and excess land for SBA loan purposes.

Burlingame CA.

Light Industrial Building

This appraisal addressed the leased fee interest of a 13,000 SF light industrial building situated in central San Mateo County. The property was partially owner occupied with the balance leased. The intended use was for SBA loan underwriting.

This single tenant light industrial building was owner occupied and comprised a total building area of 2,400 SF. The purpose of this appraisal was for foreclosure due diligence.
